1.  TERM

An AS 1851 register is a structured inspection and maintenance record produced during annual fire protection system inspections carried out under Australian Standard AS 1851, documenting the condition, pass/fail status, and any defects identified for each inspected item.

2.  PURPOSE

Australian Standard AS 1851 (Routine service of fire protection systems and equipment) mandates annual inspection and maintenance of fire protection systems in Australian buildings. The AS 1851 register is the evidence record that these inspections have been carried out and that the systems remain effective.

For passive fire elements, the AS 1851 register documents the condition of fire penetrations, firestopping products, intumescent coatings, and fire doors — identifying any deterioration, damage, or non-compliance requiring remediation.

3.  SCOPE

AS 1851 applies to all buildings in Australia where fire protection systems are installed. FireQA's AS 1851 module covers the passive fire elements of this standard — principally fire penetrations, firestopping, and related passive systems.

Annual inspection frequency is mandatory. FireQA retains prior year inspection data to accelerate reinspection workflows and enable year-on-year comparison.

7.  REGULATORY CONTEXT

AS 1851 is an Australian Standard. It does not apply in New Zealand, where equivalent maintenance obligations are governed by the New Zealand Building Code and fire engineering practice.

The standard defines inspection frequency, scope, and documentation requirements. Non-compliance with AS 1851 maintenance obligations can affect a building's fire compliance status, insurance coverage, and owner liability.
